Going crazy...

Matt and I have been house hunting since last fall. Not in any hurry, just thought that since he has an awesome job and we can afford to, we should stop renting. We ran across one little number and made an offer, and it got bought out from under us :-( After not having any offers for six months, another offer comes in the week we want it, of course. In the past couple of weeks we've come across a couple that we would've loved, but they were already under contract.

BUT today, we may be going crazy. Check this bad boy out.

There are approximately 8 different types of flooring, including 2 awful 1970's carpet shades

 3 different types of hardwood

Brand new

Not so brand new (and check out the faux wood siding!)

Possibly original (house built in 1917)

Mini tile in half the entryway, old wood floor in the other half, "transitions" to newer hardwood in the first living room....

There's snakeskinish laminate in the bathroom.

There's a BLUE bedroom. Even the ceiling is blue. (This is the other carpet. Classy!!)

It's yellow on the outside (I LOVE yellow, just not for houses). AND it's two doors down from the detox center (where our resident alcoholic population can go to get meals and sober up and have a safe, warm place to sleep). The back yard is tiny, and made of dirt. The landscaping is bushes running rampant. The basement is too short for a Matt Wright to stand up in. And we LOOOVE IT!!!!!! Both of us have this insane draw to it. I saw it online and immediately made an appointment to see it. Matt got there first, and called me to say "No. No way. Not even.". And then we walked through it, and it's quirky, and it's fun, and all of the problems are cosmetic, and the kitchen is awesome,

The floor plan is wacky, but so are we. It's on a through street, and next to some lots that are zoned commercial, but who cares!! If we live there for 5 years, we might have a bike rider, and there's a bike path right before the detox center. (Plus, don't tell the rural development people, but there's a little house in the back that we could fix up and rent out. It's so darling, and would be so fun!). Our realtor was laughing at us, and telling us she was worried about us, but when it's right it's right!! We shall pray about it, and keep y'all posted.

I like it. I drove around it twice and got out and looked in the (house) building at the back. You have a
small garage, but better than no garage. Hate the yellow color. Think about this...If you rent out the back house for $350 or $400 per month, and put that away for improvements, think of all the paint, flooring and yard work you can do. In no time it could just as good as you want it to be. The detox center is a thing, but not a big deal in my opinion and think of the saftey of all the police cars crusing down your street. hahaha. And it's in your ward.

I'm going to sound like a downer for a minute but on paper and judging from your descriptions it doesn't sound great. Also give a lot of thought about how good quirky is going to feel in 3 years. Those quirks could turn into major annoyances or you could fall more in love with it and it will fit you like a glove. That being said, if you guys love it and feel good about it, then you should go for it. I mean that- (I'm not adding any emoticons to this post), and I'm sure if you love it then I'll love it too. Wondering about the detox center too. Do you feel comfortable knocking on some neighbor's doors and asking them what it's like living by it? That may be worth it.

Thanks for your opinions! We do value the input, because we've never lived in our own house. We know what to look for in a good apartment, but houses are a bigger, scarier deal. We know a few people who live/have lived in that neighborhood, and they said people don't tend to linger after getting released from detox. They haven't had any problems from that, and there really is a lot of police patrol in that area. I might be comfortable knocking on the neighbors door, or sending Matt to. The basement is a little lame, but there would really only be laundry and food storage down there, which Matt doesn't have too much to do with. The ceilings in the rest of the house are AMAZING, tall tall tall. The kitchen cabinets are ones only Matt could reach. And I forgot to mention that there is TONS of storage at every turn. This has been a huge annoyance for me in a couple of other houses, because I hate having all of my stuff out on display. There was another home where the floor plan was quirky-disfunctional, but this one is just quirky, not-a-3-bedroom-ranch style. I don't think it would ever get too lame.

Well, well! Sounds like you're totally in love with this place. On the surface, you're thinking you can either live with it or fix it up. I agree. So,, now that you're in love with the place, don't forget to look under the surface. I'm sure you have, but just in case.... plumbing, electrical, foundation, etc... All those utilities kinds of things. What's the heating bill been like? When was the last time there was any upgrade on the place? I'm sure you've already thought of these things, but just in case the realtor neglects to tell you all this- that a first home buyer should know about.
Keep us posted! Hope this one works out for you!!!

I don't know, sounds crazy fun . . . my concern is more for the detox center. We have some crazy neighbors now, and calling the police because there are angry drunks at your door might not be as quirky and fun as you imagine.

Are you guys going through rural development for your loan? Have you talked to them lately? They had to return all the local money to Washington DC Feb. 1 and the program was almost shut down in Mar. Now I think it is safe but I am not sure how the money is being handled or how you get it. I only know because we just bought a house through them last month and it was one heck of a headache!! Also they are very picky about the houses and if that house is in commercial zoning it won't qualify (sorry-we weren't able to get the house we wanted because of that). Also, after you are given the loan they watch you for the entire duration of the loan under them so you wouldn't be able to rent out the back house- if you did and they found out they could make you pay them back all the interest you saved through them! Once you refi you can do whatever you want but just to warn you their loans have some really strict terms. They check your income and when they feel you are 'stable' enough or your loan amount has come down to where you can pay the full not rate they will make you refi. I hope I am not being too much of a downer- just wanted you to be aware of somethings we didn't know before we bought our house through RD. Good Luck!
